Questions investors usually ask.
How does the free 7-day watch work?
Tell us your postcode district and what you are buying. We screen what is on the market there against your brief straight away and show you the results on your own watch page. Then we keep watching for 7 days and email you when something new fits your brief.
Is there a free trial?
Yes. Your first 7 days are free and no card is needed. After that, membership is £29/month for up to 3 postcode districts or £49/month for up to 10, and both include the Portfolio Builder and the management tools. Cancel anytime. During your free week you are also offered the founding membership: £299 paid once for 12 months.
What happens after 7 days?
Your watch pauses and your matches stay saved behind your watch page. If you want it to keep running, choose a plan. If you do nothing, it simply stops and you are not charged.
What is a postcode district?
The first part of a UK postcode, for example NE3, M46 or PO4. The Watch plan covers up to 3 districts and the Pro plan up to 10.
Does PropSignals source property for me?
PropSignals screens and analyses property against the brief you give us. It does not charge a sourcing fee, does not sell courses or mentoring, does not act as your buying agent and does not tell you what to buy. You make your own decisions and carry out your own due diligence.
Can't I just set up property alerts myself?
You can, and plenty of investors do. Alerts tell you something has been listed. They don't tell you whether it fits your numbers. We rule out what doesn't fit, with the reason, and show the sold prices and rents behind what does, so your time goes on the properties that deserve it.
Who is behind PropSignals?
A mortgage broker of over 20 years, and a landlord for nearly as long, who got tired of sourcing fees, "below market value" pitches and property gurus, and built the tool he always wanted. It is just a tool: no course, no mentoring package and no fee based on anything you buy.
What if nothing matches?
We tell you when nothing new matched in the sources we screened that day, and keep watching. We do not send poor matches just to create activity.
Can I cancel?
Yes. You can cancel a paid plan at any time and your watch keeps running for the period you have already paid for.
What is the Portfolio Builder?
Your own dashboard for the rentals you already own. It shows what each property is worth and earns after costs, the equity you could release towards your next deposit, a local value and rent check, and helps you manage rent, expenses, documents and dates.
Is the Portfolio Builder free?
Yes, for up to 2 rentals, with no card: values, equity, the local value and rent check, rent received, expenses, the lettings checklist, documents and every date in one place, with an email before each one is due. You can buy a single pack for one property, or join Register Ready for every rental, every pack, template letters and no broker fee.
What is Register Ready?
Our landlord membership. It keeps every rental ready for the national landlord register: your register pack kept up to date, a nudge when something changes that your entry needs to show, every pack and template letter, and no broker fee on your mortgages with TLD. It is £59 a year for up to 3 rentals and £10 a year for each extra rental, with an early bird price of £39 for the first year if you join by 31 October 2026. Cancel any time, with a full refund within 30 days. PropSignals is not the government service: you still register, and pay the £65 fee, on GOV.UK.
How do you work out the equity I could release?
We take each property's value (yours, or an estimate from recent local sales), allow borrowing up to 75% of it and subtract your mortgage. It is an estimate, not a lender decision: what you can borrow depends on the lender's valuation, rental cover and your circumstances.
Are the template letters legal advice?
No. They are general templates to help you. Check the wording suits your situation and take specific legal advice when you need it, particularly before serving any notice or acting over arrears or possession.
Who is the finance expert?
TLD Wealth Management Ltd, our preferred mortgage broker, an appointed representative of TPD Wealth Management Ltd, which is authorised and regulated by the Financial Conduct Authority. We only pass on your details if you request a call and agree. The call is free and there is no obligation. PropSignals may receive a fee if you go ahead.
Do members pay a broker fee?
No. Register Ready members, and members of the property finder, get mortgage and protection advice from TLD Wealth Management with no broker fee, for applications started while their membership is active. TLD's usual fee is £295 a mortgage, about five times a year of Register Ready. Mortgage and protection advice is given by TLD Wealth Management Ltd (FRN 670100), an appointed representative of TPD Wealth Management Ltd, which is authorised and regulated by the Financial Conduct Authority (FRN 606559). Jon Turner, who runs PropSignals, is an owner of TLD and a director of TPD. No broker fee applies to applications started while your membership is active; TLD may still be paid commission by the lender or insurer. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy to let mortgages are not regulated by the Financial Conduct Authority.
Is my portfolio data private?
Yes. Your properties, figures and documents are visible only through your own dashboard link and are stored privately. Documents are deleted with your account.
