Who we are

PropSignals is a trading name of Jon Turner, a sole trader, of 30 Great Underbank, Stockport, SK1 1NB. Jon Turner is the controller of the personal information described here. For any privacy question or to use your rights, email hello@propsignals.co.uk.

What we collect

When you request a sample or create an account: your first name, email address, the postcode districts and buying criteria you give us, and, for subscribers, account and subscription details. When you use the site: technical information needed to run it and, only if you allow it, analytics and advertising data (see below). Payment card details are handled by Stripe and are not stored by PropSignals.

How we use it and why

• Preparing and sending your sample, running any watch you start, and providing a subscription — to do what you asked (contract, or steps you asked us to take before a contract).
• Service emails about your request, watch, account or billing — as part of providing the service.
• Marketing emails about your property search, relevant market updates and PropSignals features — our legitimate interests, where you did not opt out when you gave us your details. Every email lets you unsubscribe.
• Site analytics (Google Analytics and Microsoft Clarity) — only with your consent.
• Advertising and measurement (Meta and Google) — only with your consent.
• Records of access to your watch page and of your sign-up (the date and time, IP address, approximate country and device when you sign up for a free watch, when your watch page is opened, and when you start a checkout or stop a watch; the sign-up IP address and device are stored in scrambled form) — our legitimate interests in preventing fraud and misuse, including repeated free weeks, and in resolving payment disputes.
• Portfolio Builder (members only): the property details, figures, dates, tenant names, rent and expense records, checklists, comparables, inspection notes and documents you enter or upload, used to show your portfolio, prepare the documents you ask for and send the reminders and monthly summary you signed up for — our contract with you. Documents are stored privately with Supabase (our database provider) and deleted with your watch or account.
• Referral to a mortgage adviser, only if you request a call and tick the consent box: we pass your name, email, phone number, preferred call time and the information you give (including any Portfolio Builder figures) to TLD Wealth Management Ltd so an adviser can contact you — your consent, which you can withdraw at any time.
• Preventing misuse and meeting legal obligations — legitimate interests and legal obligation.

Advertising and measurement

If you allow advertising cookies, we use the Meta Pixel and the Google Ads tag on our site. They tell us which of our adverts brought you here and let Meta and Google show you our adverts again. If you also request a sample or start a subscription while advertising cookies are allowed, we send Meta a hashed (scrambled) version of your email address, Meta's browser identifier and the time of the action, so Meta can match it to our adverts. Meta can still link a hashed email to a Facebook or Instagram account, so we treat it as personal data. Meta Platforms Ireland Ltd is joint controller with us for collecting and sending this information; what Meta does with it afterwards is covered by Meta's own privacy policy. When you sign up for the free Portfolio Builder you can also tick a box to let us tell Meta you signed up. If you tick it, we send Meta from our server a hashed version of your email address and first name, the Meta advert click reference in the link you arrived by, your browser type and IP address, and the time, so Meta can tell which advert worked and show our adverts to other landlords who may be interested. No cookies are set for this, and we send nothing if you leave the box unticked. If you don't allow advertising cookies and don't tick that box, we send Meta and Google nothing about you. You can withdraw consent at any time through “Cookie settings” at the foot of every page.

Customer lists and lookalike audiences

We do not currently upload email lists to Meta, Google or any other advertising platform. If that changes we will update this notice first, include only people who have not opted out of marketing or objected, and tell you how to object.

Who we share it with

If you request a call from a mortgage adviser, TLD Wealth Management Ltd (our preferred mortgage broker, an appointed representative of TPD Wealth Management Ltd, which is authorised and regulated by the Financial Conduct Authority), with your consent. Service providers acting for us: Vercel (website hosting), Supabase (database and accounts), Stripe (payments), Resend (email delivery), Make (workflow automation) and Microsoft (Clarity analytics, if you consent). Advertising partners, only with your consent: Meta and Google. Some providers process data outside the UK; where they do, we rely on UK adequacy regulations or the UK International Data Transfer Agreement or Addendum.

How long we keep it

If you subscribe, we keep your account and search details while your subscription is active. After it ends we keep only what we need for contract, legal, tax, accounting or dispute purposes, and financial and transaction records for six years after the end of the financial year they relate to. Sample requests, reports and buying criteria are kept for 24 months after your last meaningful activity with us (for example a request, a reply, a watch or starting a checkout), then deleted. Records of which marketing emails you engaged with are kept for 24 months after your last engagement. Records of access to your watch page are kept while your watch or subscription is active and for 24 months after it ends, so we can resolve any payment dispute. If you opt out, unsubscribe, complain or object to marketing, we keep only a scrambled (hashed) copy of your email address, the reason and the date, for as long as we send marketing, so that we never market to you again by mistake. This never stops emails you have asked for, such as your sample or account messages. We keep a record of your cookie choices in your browser for 12 months, and a record of whether you allowed advertising cookies when you made a request for as long as we keep that request. Analytics providers keep data for their shortest setting that still lets us understand how the site is used: Google Analytics for 14 months and Microsoft Clarity recordings for 30 days (some samples up to 9 months). Deleted information can remain in our system backups for a short period until those backups expire.

Your rights

You can ask for access to, correction of, or deletion of your information, ask us to restrict how we use it, ask for a copy to move elsewhere, and object to how we use it. You can object to direct marketing at any time, including tailored advertising, by replying to any email or writing to hello@propsignals.co.uk; we will stop and keep only a suppression record so we don't contact or target you again. Where we rely on consent you can withdraw it at any time. If you're unhappy with how we handle your information you can complain to the Information Commissioner's Office (ico.org.uk, 0303 123 1113).
