Who we are

PropSignals is a trading name of Jon Turner, a sole trader, of 30 Great Underbank, Stockport, SK1 1NB. In these terms "we" and "us" means Jon Turner trading as PropSignals, and "you" means the person using the service. You can contact us at hello@propsignals.co.uk or by replying to any email we send you.

What PropSignals does

PropSignals screens property listings in the UK postcode districts you choose against the buying brief you give us, and shows you which properties may be worth investigating and why. It is a research tool. We do not act as your buying agent, we do not source or introduce property for a fee, and we do not give financial, mortgage, tax, legal or investment advice. We do not tell you what to buy: you make your own decisions and carry out your own checks.

The free 7-day watch

• Your free watch starts when you submit your postcode district, brief and email address. No card is needed.
• We screen what is on the market straight away, then re-screen each evening for 7 days and email you anything new worth a look.
• After 7 days your watch pauses. You are not charged and nothing renews unless you choose a paid plan.
• If you buy a founding membership during your free week, your free week still runs its full 7 days and your 12 paid months start when it ends. A monthly plan chosen during your free week starts straight away.
• One free week per person. To stop repeat free weeks we check the email address and, when you sign up and when you open your watch page, the connection (IP address) and device used. If it looks as though you have had a free week before, your new watch starts paused and you can choose a paid option. If we get this wrong, tell us and we will put it right.
• You can stop the watch at any time using the link in any watch email.

Paid plans and billing

• Watch: £29 a month for up to 3 postcode districts. Pro: £49 a month for up to 10 postcode districts. A postcode district is the first part of a UK postcode, for example LS7.
• Payment is taken by Stripe when you subscribe and then every month on the same date until you cancel. We do not store your card details.
• There are no sourcing fees and no fees based on anything you buy.
• If we change our prices, we will email you at least 30 days before the change affects you, and you can cancel before it takes effect.

Extra free week with a card

When your free week ends without a monthly plan, we may offer you 7 more days free when you add a card for the Watch plan. Nothing is taken when you add the card. Your first monthly payment of £29 is taken when the 7 days end, unless you cancel before then, and then every month until you cancel. The offer is available once per watch, and not to a watch that has had a monthly plan before. It is not offered while a founding membership is running. If the offer is no longer available when you ask for it, we tell you why and take no payment unless you then choose to continue.

Founding membership

• The founding membership is a single payment of £299 for 12 months of PropSignals in up to 3 postcode districts, with the same features as the Watch plan and the Portfolio Builder for up to 5 properties. It is offered once per watch, during your free week or after it, while no monthly plan is running. Compared with the Watch plan at £29 a month for 12 months (£348), it saves £49.
• If you buy it during your free week, your free week still runs its full 7 days and your 12 paid months start when it ends.
• Member features we add during your 12 months (we plan inspection photo comparison, bank feeds and Making Tax Digital ready records) are included at no extra cost for the rest of those 12 months. We do not promise dates for them.
• It does not renew automatically. We email you 30 days before it ends. A monthly plan cannot be started while it is running.
• You can cancel within 14 days of paying as set out below. If your paid months have started, we work out the charge as the number of days that have started, out of 365, times the price you paid.

Prize draw: shape PropSignals and win a year free

The promoter is Jon Turner, trading as PropSignals, 30 Great Underbank, Stockport SK1 1NB. The draw is free to enter and no purchase is needed. It is open to UK residents aged 18 or over who have a PropSignals dashboard (a free week, a paused watch or a membership), except the promoter, his family and staff of TLD Wealth Management Ltd. You enter by completing the survey linked from your dashboard by 23:59 on 30 November 2026. One entry per person, whatever the number of watches or answers. The prize is 12 months of the Watch membership (worth £348); if the winner already pays for a membership, their next 12 months are free instead. There is no cash alternative and the prize cannot be transferred. The winner will be picked at random from all valid entries by 7 December 2026 and told by email within 7 days. If the winner does not reply within 14 days, we may pick another winner. We will share the winner's first name and postcode district on request. Survey answers are used to run the draw and to improve PropSignals, as set out in our privacy policy.

No broker fee for members

While you have a paid membership (monthly, founding or Register Ready), TLD Wealth Management Ltd gives you mortgage and protection advice with no broker fee, for applications you start while your membership is active. TLD's usual fee is £295 a mortgage. TLD decides whether it can help with any case, and its own terms of business apply to the advice. This benefit ends when your membership ends; an application already started by then keeps it. Mortgage and protection advice is given by TLD Wealth Management Ltd (FRN 670100), an appointed representative of TPD Wealth Management Ltd, which is authorised and regulated by the Financial Conduct Authority (FRN 606559). Jon Turner, who runs PropSignals, is an owner of TLD and a director of TPD. No broker fee applies to applications started while your membership is active; TLD may still be paid commission by the lender or insurer. Your home may be repossessed if you do not keep up repayments on your mortgage. Most buy to let mortgages are not regulated by the Financial Conduct Authority.

Portfolio Builder

The Portfolio Builder helps you manage the properties you own. It stores the property details, figures, dates, records and documents you enter or upload, prepares template letters and evidence packs from them, and emails you reminders before the dates you enter. Templates, checklists and guidance are general information, not legal advice, and may not suit every situation. Check them before you rely on them and take specific legal advice when you need it, particularly before serving a notice or taking action over arrears or possession. It does not check whether a property meets legal requirements and does not give legal, tax, financial or mortgage advice. You remain responsible for your duties as a landlord. Values shown as estimates come from recent HM Land Registry sales near the property and are not a valuation. Anyone with a watch, including during the free week, can request a call from a mortgage adviser. If you do and tick the consent box, we pass your name, contact details, preferred call time and the information you give to TLD Wealth Management Ltd, our preferred mortgage broker and an FCA authorised firm. We may receive a fee if you go ahead. The equity release figures in the Portfolio Builder are estimates from the figures you enter, not advice or a lender decision. Links to landlord services are provided by third parties; we may receive a fee if you buy through them, and their own terms apply. Your property data is kept with your watch and deleted with it.

Register Ready

Register Ready is a yearly membership of the Portfolio Builder for landlords getting ready for the national landlord database. It costs £59 a year for up to 3 rentals and £10 a year for each extra rental; landlords who join by 31 October 2026 pay an early bird price of £39 for their first year (plus any extra rentals), then the yearly price. If Register Ready is not for you, tell us within 30 days of paying and we will refund you in full; this is on top of your statutory right to cancel. It renews each year until you cancel. It includes the register pack for each rental (gathered from what you enter, with what is still missing), certificate reminders, an email when you change something your register entry may need to show, every pack and tool in the Portfolio Builder, a yearly check and no broker fee with TLD Wealth Management as set out above. PropSignals is not the government service: you register, and pay the government fee, on GOV.UK yourself, and you remain responsible for what your entry says. Register Ready does not include daily property screening.

Cancelling

You can cancel a monthly plan at any time by emailing hello@propsignals.co.uk or replying to any PropSignals email. Your watch keeps running until the end of the month you have paid for, and you will not be charged again. We do not refund part months, except as set out below. A founding membership does not need cancelling: it simply ends after 12 months. You can cancel Register Ready at any time in the same way: it keeps running to the end of the year you have paid for and you will not be charged again. Cancelling one plan never ends other time you have paid for: if you have another plan or membership running, your watch carries on until that ends.

Your right to cancel within 14 days

If you are a consumer, you can cancel a new monthly plan, a founding membership or Register Ready within 14 days of the day you buy it, without giving a reason.

• Starting early. The law says we must not start a paid service within those 14 days unless you ask us to. When you choose a plan or membership you ask us to start it straight away, or on the start date we show you: when your extra free week ends, or when your free week ends for a founding membership bought during it. You confirm this with a tick box before you pay, or before you add your card for an extra free week.
• If you cancel after your paid days have started, we refund what you paid less a proportionate amount for the service supplied up to the time you told us. For a founding membership we work this out as the number of days that have started, out of 365, times the price you paid. For example, if you cancel a £299 founding membership on its third day, we keep £2.46 (3/365 of £299) and refund £296.54. For a monthly plan we work it out in the same way over the days in that month, and for Register Ready over the 365 days of the year you paid for. Days of a free week or an extra free week are never charged.
• If you cancel before your paid days start, we refund everything you paid.
• What cancelling ends. Cancelling ends only the plan or membership you cancel. Any other paid time you have keeps running, and if none is left your watch pauses and your results stay saved.
• How to cancel. Tell us clearly by emailing hello@propsignals.co.uk or replying to any PropSignals email. You can use the form below, but you do not have to.
• Refunds are made within 14 days of the day you tell us, to the card you paid with, at no cost to you. We email you to confirm the cancellation and the amount.
• After the 14 days, time already used is not refunded, except as set out in these terms or where the law requires. This does not affect your other legal rights, for example if the service is not provided as described.

Other refunds

Sometimes we may choose to give a refund that these terms do not require, for example to put something right. If we refund a whole founding membership payment in this way, the 12 months it bought end; any other plan you have keeps running. A part refund does not change your access. We tell you by email what has changed.

Using the service

• Your watch page is reached through a private link. Keep it to yourself; anyone with the link can see your watch. If you think someone else has it, tell us and we will issue a new one.
• You must not resell, republish or systematically copy the service or its results, or try to interfere with how it works.
• We keep a record of when your watch page is opened and used (including date, time, IP address and device) to prevent misuse and to resolve billing disputes. Our privacy notice explains this.
• We may suspend or end access if these terms are seriously or repeatedly broken. If we end a paid plan for any other reason, we will refund any unused period.

Property information

Listings, prices and supporting data come from third-party sources and can be incomplete, out of date or wrong, and properties can be withdrawn or sold at any time. Our verdicts (REJECT, REVIEW, STRONG MATCH) and figures are based on the information available when we screened and on the brief you gave us. We may not find every property in your area, and a property we highlight may not be suitable, available, profitable or financeable. Always check the facts yourself and take professional advice before you commit to anything.

Our responsibility to you

We will provide the service with reasonable care and skill. We are not responsible for losses that were not foreseeable, for business losses, or for decisions you make about any property. Our total responsibility to you for any claim is limited to the amount you have paid us in the 12 months before the claim. Nothing in these terms limits our responsibility for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit.

Changes to the service or these terms

We may improve or change the service and update these terms. If a change materially affects a paid plan, we will email you in advance and you can cancel before it takes effect.

Law

These terms are governed by the law of England and Wales. If you live elsewhere in the UK, you can also bring claims in the courts where you live.
