Gross yield is a year's rent divided by the price. It's the quick first test, and the figure most listings quote.
Net yield takes off your running costs first: letting fees, insurance, repairs and empty periods. It's a truer picture of what the property earns before the mortgage.
Cash flow is what's left each month after running costs and mortgage interest. Return on cash divides a year's cash flow by everything you put in: deposit, buying costs and works.
What's a good yield?
There's no single answer. Cheaper areas often show higher gross yields but can come with more voids, repairs and slower price growth. Pricier areas can show lower yields but stronger values. Decide the minimum that works for your strategy before you look, and stick to it.
