The new landlord database is coming. Is your rental ready?
50 days until registration opens on 15 December 2026
Every landlord in England will need to register each rental on the government's new database, at £65 a property each year. It opens region by region from 15 December 2026, and each region then has 3 months to register. Add a rental free and PropSignals shows what the register will ask for, what you already have and what is still missing, with reminders before your gas safety, EICR and EPC run out.
- About 2 minutes, no card
- What is ready and what is missing, for each rental
- Reminders before each certificate runs out
- Your details stay private to you
Check your first rental
Four sets of details for every rental.
Your name, contact details and address, or your company details.
Address, type, bedrooms, ownership, any freeholder or managing agent, and whether it is let.
Rent, how often it is paid, whether bills are included, people and households living there, any HMO licence, and furnishing.
Your gas safety record and its date, your electrical report (EICR) and when it runs out, and your EPC and whether the tenant was given it.
You can create an entry before you have everything, but the rest has to be added within 28 days. Your PropSignals dashboard keeps it all in one place, so you are ready before your region starts.
What happens if a rental is not registered.
Councils can fine a landlord for letting or advertising a home without an active register entry.
Courts cannot normally grant possession unless both the landlord and the property are registered.
£65 a property, renewed each year, and the entry has to stay accurate. False or misleading information is an offence.
From the Renters' Rights Act 2025 and the draft database regulations, as published in October 2026. This is general information, not legal advice; always check GOV.UK.
